Welcome to our welcoming ground floor apartment, located just 100 meters from the sea along the picturesque Viareggio promenade, in the splendid Versilia area of ​​Tuscany. This spacious apartment is ideal for spending a relaxing and comfortable holiday, both for elderly people and for families with small children. Private outdoor courtyard with area for outdoor dining and enjoying the cool evening breeze.

The apartment has two bedrooms and two bathrooms, providing ample space and privacy for all guests. The living room is large and equipped with a dining area, perfect for spending pleasant moments with family or friends. The kitchenette allows you to prepare delicious dishes, which you can enjoy outdoors in the private courtyard -35m2-, surrounded by a lovely lemon tree that perfumes the environment.

The house is tastefully furnished and features good quality furniture, offering a welcoming and comfortable environment. Being entirely on the ground floor, it is particularly suitable for elderly people or families with small children, guaranteeing easy accessibility.

Its privileged position will allow you to easily reach the sea, where you can enjoy sunny days and refresh yourself in the waters of the Tyrrhenian Sea. Furthermore, the proximity to the green pine forest offers you the opportunity to take pleasant walks and enjoy the fresh air.

If you wish to explore Tuscany, the apartment is also an ideal base. You can visit the fascinating cities of the region and then return home, a few steps from the sea and the lively atmosphere of Viareggio. Don't forget to enjoy an aperitif along the walk and savor the typical fresh fish dishes that the area offers.

Parking available only in paid areas. It is possible to make weekly or monthly subscriptions on the Viareggio parking Mover website. Or take advantage of the free parking areas nearby (10-15 minutes on foot).

Non sono forniti prodotti per la cura personale (shampoo, bagnoschiuma etc)
Acqua: abbiamo scelto di non fornire acqua in bottiglie di plastica; l’acqua del rubinetto è potabile e molto buona in questa zona, potete berla tranquillamente.
Riscaldamento: a partire dal 15 novembre è possibile accendere il riscaldamento come la Regione Toscana ha stabilito (non è possibile accenderlo prima).

Nel check-in online è richiesto agli ospiti di firmare un contratto di locazione (articolo 1 comma 4 legge 431/98) obbligatorio per soggiornare in una casa in affitto turistico.
Gli ospiti dovranno pagare al Comune di Viareggio l'imposta di soggiorno di 1,50 euro al giorno a persona (per un massimo di 10 giorni) nei modi indicati, in ottemperanza alla normativa comunale.
Ti verrà inviato un regolamento insieme alla guida della casa, dovrai rispettarlo.
La casa adotta il self check-in con ritiro in autonomia delle chiavi presso una cassettina. Ti invieremo tutte le informazioni pochi giorni prima del tuo arrivo.
Check-out entro le ore 10.00; late check-out solo se possibile e solo su richiesta e gratuito; late check-out dopo le 12.00 si paga un prezzo aggiuntivo per il soggiorno pomeridiano pari a € 50.00;

-Non lasciare stoviglie sporche, lascia piuttosto la lavastoviglie carica e avviata al check-out, così che i piatti e i bicchieri possano essere lavati prima del nuovo check-out; potrebbe esserti addebitata una pulizia extra di 50€.
