Welcome to the “Little House in the Garden” of Villa Sania! The annex is located near the sunny beach, just a short walk from the Pinewood; here you can enjoy the peaceful coolness of the surrounding green park and have an unforgettable experience in a unique location; this is one of the most beautiful gems of the City of Viareggio, and to be able to spend time there is a huge privilege.

The villa and annex were built by Duke Francesco Salviati in the 1920s as his summer residence. In 1945, Piero bought the villa and named it “Villa Sania” in honor of his grandmother Alessandra. The owner decided to rent it out to allow people from all over the world to experience this unique and fascinating place; has been completely renovated between 2024 and 2025.

The annex is on two floors and has a private access that separates it from the main villa. Guests will have a very convenient indoor parking space with an automatic gate. The cottage has been completely renovated according to modern standards, which prefer simplicity, comfort practicality; the materials, finishes and furnishings are of high quality and have been selected and chosen to create a luxurious environment while respecting the original features (the wooden beams, terracotta floors typical of Tuscan buildings). The colors are enveloping, fresh and give a feeling of peace to the guests who will decide to spend their vacations here.

INTERIOR
The ground floor is accessed from the main door where you are greeted by a very special entrance hall with spacious living room and kitchen. A space where you can cook, prepare evening aperitifs and tasty breakfasts. The kitchen is top notch in terms of quality and appliances used, you will find everything you need including coffee pod machine, wine cellar for fine Italian wines, toaster, kettle and much more.
The house is complete with dishes, wine glasses, champagne, and anything else that will be useful for cooking. The kitchen door directly accesses the exclusive portion of the garden. Also on the ground floor is a small bathroom with fully equipped laundry area.
We go to the second floor through a beautifully preserved stone staircase and find two bedrooms, a bathroom and a living room with a unique and unmistakable style. Double bedroom 1: with ensuite bathroom: large room with wardrobe; bedroom 2: large room with 4 single beds, which can also be used as a children's room, or comfortably accommodate 4 adults, here also a desk for working or studying; a splendid bathroom serving this room is located to its left. Room 3/living room: the most beautiful room, you will have a comfortable double sofa bed, the space is equipped with a TV, a coffee table, poufs and everything you will need to be able to relax. This area can be used as a living room or bedroom.

The ambiance is really classy, it is perfect for those who want to spend their vacations in comfort, beauty and practicality and at the same time live in an environment rich in history and peculiarities in the center of the city of Viareggio washed by the Tyrrhenian Sea with its golden beaches.

GARDEN
170sqm of garden, the whole area has been delimited to be reserved only for you guests: you will have an incredible brazier where you can grill in the company of friends or relatives in the summer evenings, table with chairs where you can spend unforgettable hours with your loved ones caressed by the sea breeze, table, chairs and deck chairs.In the outdoor area you will also find 2 exclusive parking spaces reserved for guests with an automatic gate and a very convenient bicycle box that you can also rent in the nearby pine wood.

SURROUNDINGS
Its prime location will enable you to easily reach the sea, where you can enjoy sunny days and cool off in the waters of the Tyrrhenian Sea. In addition, the proximity to the verdant pine forest gives you the opportunity to take pleasant walks and enjoy the fresh air.

If you wish to explore Tuscany, the apartment is also an ideal base. You can visit the region's fascinating cities and then return home, just a short walk from the sea and the lively atmosphere of Viareggio. Don't forget to enjoy an aperitif along the promenade and savor the typical fresh seafood dishes the area has to offer.

We are located in one of the quietest areas of the City of Viareggio: the central area stretching from the pine forest to the nearby Promenade (waterfront just a 10-minute walk away); the area is very quiet, free of heavy traffic, but with every convenience close by.

The promenade is one of the most iconic places in Viareggio, with its waterfront overlooking the Tyrrhenian Sea. Here you can stroll along the beach, admire the elegant Art Nouveau buildings that testify to the city's rich and fascinating history, and enjoy the panoramic view of the sea. The promenade is enlivened by restaurants, cafes, boutiques, and glamorous stores as well as stores offering a wide range of local products.

The pine forest, on the other hand, is a vast green area of maritime pines that stretches along the coast. This forest offers an oasis of coolness and tranquility, ideal for relaxing, jogging, picnicking, or organizing outdoor games; ample amusement parks are available for children. The pine forest is also home to cultural events and entertainment during the summer, such as markets and association gatherings.

Viareggio is also famous for its Carnival, which takes place in February and is one of the most important in Italy, attracting visitors from all over the world. During the Carnival period, the streets are filled with colors, masks and floats, creating a festive and magical atmosphere throughout the City.

Logistically, the location is convenient both for spending a quiet vacation at the seaside forgetting about cars, but also for the more active travelers who intend to visit the beautiful lithrophic areas and return home without the hassle of parking.

IMPORTANT INFORMATION
1) ONLINE CHECK-IN on Holive portal: all guests will be asked to provide in advance their personal data and an identity document; the verification of these data must be further verified “de visu” within 24 hours after entering the facility, as provided by art. 109 of the TULPS, through one's own employee/delegate or at the guests' visit to the agency. In accordance with the requirements of the Italian regulations:Art. 109 TULPS, Art. 12 of Decree-Law No. 59 of 1978, Art. 7 of Legislative Decree No. 286 of 1998 and Art. 193 of Royal Decree No. 635 of 1940 (Communication of guests' data to the Police Headquarters), Art. 84 bis Regional Law No. 86/2016 “Single text of the regional tourism system” which provides for a “Communication for statistical purposes” (Communication of data to the Region) and Art. 70 Regional Law No. 86/2016 “Single text of the regional tourism system” (Communication to the Municipality).

2) In the online check-in guests are required to sign a lease agreement (Article 1 paragraph 4 Law 431/98) mandatory to stay in a tourist rental house.

3) Guests will have to pay to the City of Viareggio the tourist tax, in compliance with municipal regulations.

4) A regulation will be sent to you along with the house guide, you will have to abide by it.

5) The house adopts self check-in with keypad, you will be told the code on the day of entry.
CHEK-IN HOURS from 4 pm to 11 pm, after 11 pm guests are advised to take special care not to make noise disturbing the neighborhood.
For different arrangements on the possibility of entering the house before 4 pm, please write to us, if possible it will be earlier. Check-out by 10.00 am; late check-out by 12 noon only if possible and only on request is free of charge; late check-out after 12 noon is charged an additional afternoon stay fee of €100.00.


IMPORTANT RULES
- Automatic preset floor cooling system and split in the veranda with sofa and TV.
- We remind kind Guests to respect the hours of silence by paying attention to the rules of good neighborliness.
- Heating: starting in November you can turn on the heating as the Tuscany Region has established (you cannot turn it on earlier).
- Don't leave dirty dishes, leave the dishwasher loaded and started at check-out so that dishes and glasses can be washed before you check out again; you may be charged for extra cleaning
- There are no bins in the city; garbage collection is organized door-to-door. 
It is essential to sort materials as directed in the house. Failure to dispose of and accumulation of trash will result in a penalty of 60.00€ to 150.00€ for landfill disposal. If you are unclear about collection we are always available for more info.
