The location is ideal: you can easily reach the beach, just 400 metres away, on foot; take a stroll through the pine forest opposite the house; or explore the centre of Viareggio with its restaurants, cafés and shops, the pier and the Promenade, all just a 5-minute walk away.

The apartment has been thoughtfully designed to offer maximum comfort and quality in every detail.

The modern bathroom features a spacious walk-in shower, as well as a washing machine and dryer, complemented by custom-made furnishings that combine style and functionality.

Both large double bedrooms are bright and tastefully furnished, each equipped with a Smart TV to ensure comfort and entertainment.

The high-quality kitchen is fully equipped and features an induction hob, offering everything needed to cook with ease—ideal for both short and long stays.

The living area is stylish and inviting, with a comfortable sofa, dining table, and Smart TV, perfect for relaxing after a day at the beach.

The entire apartment is fully air-conditioned to ensure comfort throughout the year. A Verisure alarm system is also installed and is deactivated during guests’ stay to guarantee complete peace of mind.

The Pine Retreat is located in one of Viareggio’s most pleasant and authentic neighborhoods, just steps from the pine forest and a short distance from the beach.

The area is quiet and residential, perfect for a relaxing stay while still offering everything you may need within walking distance, including cafés, bakeries, supermarkets, and local shops.

One of the true highlights of the location is the nearby pine forest, one of the most loved green spaces in Viareggio. It is ideal for both adults and children, offering shaded paths for walking and relaxing, as well as playgrounds, small amusement areas, and activities designed for kids.

Within the pine forest, you will also find kiosks, snack bars, and bike rental services, including fun options like tandem bikes and small pedal vehicles—perfect for exploring the area in a relaxed and enjoyable way.

The beach is easily reachable on foot or by bike, allowing you to alternate between seaside days and peaceful moments surrounded by nature. It is possible parking the bike in the entrance in the space assigned.

IMPORTANT INFORMATION
1) ONLINE CHECK-IN on Holive portal: all guests will be asked to provide in advance their personal data and an identity document; the verification of these data must be further verified “de visu” within 24 hours after entering the facility, as provided by art. 109 of the TULPS, through one's own employee/delegate or at the guests' visit to the agency. In accordance with the requirements of the Italian regulations:Art. 109 TULPS, Art. 12 of Decree-Law No. 59 of 1978, Art. 7 of Legislative Decree No. 286 of 1998 and Art. 193 of Royal Decree No. 635 of 1940 (Communication of guests' data to the Police Headquarters), Art. 84 bis Regional Law No. 86/2016 “Single text of the regional tourism system” which provides for a “Communication for statistical purposes” (Communication of data to the Region) and Art. 70 Regional Law No. 86/2016 “Single text of the regional tourism system” (Communication to the Municipality).

2) In the online check-in guests are required to sign a lease agreement (Article 1 paragraph 4 Law 431/98) mandatory to stay in a tourist rental house.

3) Guests will have to pay to the City of Viareggio the tourist tax, in compliance with municipal regulations.

4) A regulation will be sent to you along with the house guide, you will have to abide by it.

5) The house adopts check-in in person
CHEK-IN HOURS from 3 pm to 7. pm, after 7 pm we have late check-out on 35€. After 20.30 it is not possible to di check-in.
For different arrangements on the possibility of entering the house before 3 pm, please write to us, if possible it will be earlier.
Check-out by 10.00 am; late check-out by 12 noon only if possible and only on request is free of charge; late check-out after 12 noon is charged an additional afternoon stay fee of €50.00.

IMPORTANT RULES
- We remind kind Guests to respect the hours of silence by paying attention to the rules of good neighborliness.
- Heating: starting in November you can turn on the heating as the Tuscany Region has established (you cannot turn it on earlier).
- Don't leave dirty dishes, leave the dishwasher loaded and started at check-out so that dishes and glasses can be washed before you check out again; you may be charged for extra cleaning
- There are no bins in the city; garbage collection is organized door-to-door. 
It is essential to sort materials as directed in the house. Failure to dispose of and accumulation of trash will result in a penalty of 60.00€ to 150.00€ for landfill disposal. If you are unclear about collection we are always available for more info.
