# IMPORTANT INFORMATION
**1. Online Check-in via the Holive Portal**
All guests are required to complete the online check-in before arrival by providing their personal information and a valid identity document. In accordance with Italian law, the identity of each guest must also be verified in person within 24 hours of arrival, either by a Holive representative or at our office.
This procedure complies with the applicable Italian regulations regarding the registration and communication of guest information to the local Police Authority (Questura), the Tuscany Region for statistical purposes, and the Municipality.
**2. Rental Agreement**
During the online check-in process, guests will be required to sign a short-term rental agreement, as required by Italian Law (Article 1, Paragraph 4 of Law 431/98). Signing the agreement is mandatory in order to stay at the property.
**3. Tourist Tax**
Guests are required to pay the tourist tax established by the Municipality of Viareggio, in accordance with local regulations.
**4. House Guide & House Rules**
Before your arrival, you will receive the House Guide together with the House Rules. We kindly ask all guests to read and respect them throughout their stay.
**5. Self Check-in & Check-out**
The property offers **self check-in**.
* **Check-in:** from **3:00 PM to 11:00 PM**
* Guests arriving after **11:00 PM** are kindly requested to keep noise to a minimum out of respect for the neighbours.
* Early check-in before **3:00 PM** may be available upon request, depending on availability.
* **Check-out:** by **10:00 AM**
* Complimentary late check-out until **12:00 PM** may be available upon request and subject to availability.
* Check-out after **12:00 PM** is available only upon request and is subject to an additional **€100 afternoon stay fee**.
# HOUSE RULES
* Please respect the neighbourhood by keeping noise to a minimum, especially during quiet hours.
* **Heating:** In accordance with Tuscany Regional regulations, heating may only be used from **November onwards**. It cannot be switched on before the legally permitted period.
* Please do not leave dirty dishes. Before departure, load and start the dishwasher so that dishes and glasses can be cleaned before the next guests arrive. Failure to do so may result in an additional cleaning fee.
* **Waste Recycling:** Recycling is mandatory. Guests are kindly asked to separate waste correctly and follow the local collection schedule. Before check-out, any remaining rubbish must be disposed of at the designated recycling station using the waste collection access card provided with the property. The card must be returned together with the keys at check-out.
* Failure to dispose of rubbish properly or leaving excessive waste inside the property will result in a **€150 disposal fee**. If you have any questions about recycling, we will be happy to assist you.
* Please take good care of the house keys and the waste collection access card. Lost keys or cards will incur a replacement charge.
