Enjoy the outdoor kitchen equipped with a barbecue and refrigerator—a perfect spot for aperitifs and unforgettable moonlit dinners while sipping a fine Chianti or local wine; you’ll appreciate the lemon house, which adds a touch of elegance and authenticity. In the garden in front of the villa, you’ll find the elegant guesthouse, which can be made available to provide additional accommodations, comfortably accommodating up to 5 more guests. Inside, there is also a bathroom with a shower.
The garden is fully fenced; a unique feature of this residence is the large swimming pool and the entire area dedicated to the outdoor kitchen. From the garden, you access the parking area with a convenient automatic gate, which includes covered parking spaces and charging stations for electric vehicles.
INTERIORS: The villa accommodates 10 guests and spans two floors, offering a total of approximately 360 square meters of beauty and charm. The recent renovation has preserved the original features of the Tuscan country house while ensuring the property offers the utmost comfort. All furnishings and appliances are of the highest quality; their sophistication will surprise you. We’ll leave a little to your imagination when you arrive, though even from the photos you can appreciate the elegance and sophistication.
On the ground floor, you’ll be immediately captivated by the splendid built-in kitchen, a charming corner that evokes the flavors of Tuscan tradition; the bright open-concept dining room is spectacular with its warm and welcoming atmosphere, blending harmoniously with a spacious and charming living room overlooking the park and the pool; the whole space is enhanced by an elegant staircase with unique features leading to the second floor. On the opposite side of the ground floor, you’ll find a second staircase, a full bathroom with a shower, and a spacious laundry area equipped with a washer and dryer; in this space, you’ll also find a second dishwasher and another refrigerator.
Sleeping Area: On the first floor, the villa features a magnificent sleeping area with five bedrooms, each designed to ensure maximum comfort and sophistication.
The four double bedrooms offer elegant and cozy spaces; one of them features a separate area and a private bathroom, perfect for added privacy. Two of the double bedrooms share a refined, modern bathroom, while the twin bedroom (90x90) features an en-suite bathroom. The fourth double bedroom, spacious and bright, boasts large windows overlooking the garden and a romantic private terrace, ideal for relaxing at sunset while taking in the surrounding beauty.
The house is air-conditioned: each bedroom has a split-system unit with individual temperature settings. The windows are fitted with mosquito screens.
The house is fully electric (no gas inside), so a gas detector is not required.

IMPORTANT INFORMATION
POOL OPEN FROM MAY TO SEPTEMBER
Standard occupancy: 10 adults + 1 child up to 3 years old.
1) ONLINE CHECK-IN via the Holive portal: All guests will be required to provide their personal information and a valid ID in advance; this information must be verified in person within 24 hours of arrival at the property, as required by Article 109 of the TULPS, either by one of our staff members or during a visit to the agency. In accordance with the requirements of Italian law: Art. 109 of the TULPS, Art. 12 of Decree-Law No. 59 of 1978, Art. 7 of Legislative Decree No. 286 of 1998, and Art. 193 of Royal Decree No. 635 of 1940 (Reporting of guest data to the Police Headquarters), Art. 84 bis of Regional Law No. 86/2016 “Consolidated Law on the Regional Tourism System,” which provides for “Communications for statistical purposes” (Communication of data to the Region), and Art. 70 of Regional Law No. 86/2016 “Consolidated Law on the Regional Tourism System” (Communication to the Municipality).
2) During online check-in, guests are required to sign a rental agreement (Article 1, Paragraph 4 of Law 431/98), which is mandatory for staying in a vacation rental.
3) Guests must pay the tourist tax to the Municipality of Massarosa, in accordance with municipal regulations.
4) You will be sent a set of house rules along with the house guide; you must comply with them.
5) Check-in must be done in person between 5:00 PM and 8:30 PM.
CHECK-IN HOURS: 5:00 PM to 7:30 PM; from 7:30 PM to 8:30 PM, a late check-in fee of €35 applies; check-in is not possible after 8:30 PM.
For special arrangements regarding early access to the villa before 4:00 PM, please contact us; if possible, we will accommodate your request. Check-out by 10:00 AM; late check-out until 12:00 PM is free only if possible and upon request; for late check-out after 12:00 PM, an additional fee of €100.00 applies for the afternoon stay.
IMPORTANT RULES
• ALARM SYSTEM: Equipped with motion detectors inside the house, an indoor alarm, and perimeter and window sensors.
• Outdoor security cameras, which will be deactivated when the house is rented out.
• Fireplaces and wood-burning oven: For safety reasons, their use is prohibited
• Air conditioning: Use sparingly; do not set the temperature too low, as this could cause malfunctions and problems with the cooling system.
• We remind our guests to observe quiet hours and be mindful of good neighborly relations. • KEYS: Do not lose the keys; you may be charged a fee for lock replacement;
• Heating: Starting in November, you may turn on the heating as mandated by the Region of Tuscany (it cannot be turned on earlier).
• Do not leave dirty dishes; please leave the dishwasher loaded and running at check-out so that the dishes and glasses can be washed before the next check-in; you may be charged an extra cleaning fee
• There are no trash bins in the city; waste collection is door-to-door. It is essential to sort materials as indicated in the house. Failure to dispose of waste properly and the accumulation of trash will result in a fine of €60.00 to €150.00 for disposal at a landfill. If you are unsure about the collection process, we are always available for further information. • Holive promotes sustainable tourism that respects the environment: we recommend turning off the air conditioners when you are away and when the windows are open.

• EASY RENT Europ Assistance insurance coverage is required and included in the booking price; you will be covered for any accidental damage to the property during your stay.
We will ask you to send us your details for the policy to be issued and sent to you. If you do not wish to purchase this insurance, you are required to pay a security deposit of €1,500.00 via bank transfer before arrival. In case of damage, contact us immediately so we can resolve the issue together.
