Outdoor Space: large and lush garden, where the beauty of nature blends with the comfort of modern outdoor spaces. A luxurious pool of exclusive use for the villa invites you to cool off and relax under the warm Tuscan sun.
Take advantage of the outdoor kitchen equipped with barbecue, a perfect corner for aperitifs and unforgettable dinners in the moonlight, sipping a good Chianti or local wine; you'll appreciate the lemon house that adds a touch of elegance and authenticity. In the garden in front of the villa you will find the refined annex that can be available to offer additional accommodations, comfortably accommodating 5 more guests. Inside there is also a bathroom with shower.
The garden is fully fenced; a unique feature of this residence is the large swimming pool and all the space used for an outdoor kitchen. From the garden there is access to the parking lot with convenient automatic gate, inside which covered parking spaces and charging for electric vehicles.

Interior : Interior: The villa accommodates 10 people inside to another 5 in the annex; it has two floors for a total of about 360sqm of beauty and charm. The recent renovation has preserved the original features of the Tuscan rustic setting the property to the maximum comfort. All the furnishings and appliances are of high quality, the refinement of these will surprise you. We will also leave some room for the deck of these when you arrive, although you can already understand the elegance and refinement from the photos.
On the ground floor, you will be immediately captivated by the splendid masonry kitchen, an evocative corner that evokes the flavors of the Tuscan tradition; the bright open-plan dining room, is spectacular with its warm and cozy atmosphere, blending harmoniously with a large and enchanting living room that overlooks the park and the pool; all this is embellished by an elegant staircase with unique features that lead to the second floor. On the opposite side of the ground floor you will find a second staircase, a full bathroom with shower and a spacious laundry area, equipped with a washer, dryer and dishwasher.
Sleeping Area: On the second floor, the villa is home to a magnificent sleeping area that boasts five bedrooms, each designed to provide the ultimate in comfort and sophistication.
The four double bedrooms offer elegant and cozy spaces, one of which has an independent space and private bath, perfect for added privacy. Two of the double rooms share a refined modern bathroom, while the twin-bedded room (90x90) has an ensuite bathroom. The house is air conditioned: each bedroom has splits with differentiated temperature settings. The windows have mosquito nets.
The house is fully electric (no gas inside), with no gas detector requirement.

HoLive has been taking care of this accommodation for years on behalf of the owners who live far away. We are available for guests, but we like to ensure complete privacy.

DEPENDANCE:
The dependance is a beautiful structure obtained from a barn, restored with care and patience by the owners and offers a really suggestive and particular space; it is accessed from the garden area right in front of the villa and from the windows you can admire the whole garden and part of the swimming pool; it is structured on two floors: on the first floor there is a large open space that can accommodate up to 5 people (1 double bed and 3 single beds); on the ground floor there is a bathroom with shower (the use of stairs is compulsory to access the spaces).
It offers a sleeping space for groups of more than 10 persons (the villa accommodates up to 10 pax) and if you are a group wishing to use it as an additional sleeping area, you are welcome to do so. All we need to know is how many people would like to use it and calculate the total for housekeeping service: dependance cleaning 95.00€ per stay; extra linen 20.00€ per person per stay - see below costs excluded-.

Piano di Mommio is a quiet hamlet located in the municipality of Massarosa, in Tuscany. This area is ideal for those seeking a combination of relaxation, nature and culture, with views of the surrounding hills and convenient proximity to the sea, which can be reached in 10 minutes by car. It is less easy to cycle if you have children, as you have to cross some busy roads, but for adults and cycling enthusiasts there are beautiful routes and itineraries to discover.
The most famous beaches are located in:
Viareggio and Lido di Camaiore: Known for their well-equipped beach resorts and lively seafront, they are about 12 minutes away by car.
Forte dei Marmi and Marina di Pietrasanta: Ideal for those seeking an elegant and refined atmosphere, they are about 20 minutes away by car.
The beach can only be reached by car, as the property is located in the Versilia countryside at the foot of the hills.

FOR USE OF DEPENDANCE: If you wish to use the dependance as an additional sleeping area, we kindly ask you to let us know the number of people so that we can prepare the space and report the cost of bed linen and cleaning (see supplements not included in the price).
We would like to remind you that the annexe is on two floors: on the first floor it accommodates up to 5 people (1 double bed and 3 single beds); on the ground floor there is a bathroom with a shower (use of stairs is compulsory to access the space).

1) ONLINE CHECK-IN on Holive portal: all guests will be asked to provide in advance their personal data and an identity document; the verification of these data must be further verified “de visu” within 24 hours after entering the facility, as provided by art. 109 of the TULPS, through one's own employee/delegate or at the guests' visit to the agency. In accordance with the requirements of the Italian regulations:Art. 109 TULPS, Art. 12 of Decree-Law No. 59 of 1978, Art. 7 of Legislative Decree No. 286 of 1998 and Art. 193 of Royal Decree No. 635 of 1940 (Communication of guests' data to the Police Headquarters), Art. 84 bis Regional Law No. 86/2016 “Single text of the regional tourism system” which provides for a “Communication for statistical purposes” (Communication of data to the Region) and Art. 70 Regional Law No. 86/2016 “Single text of the regional tourism system” (Communication to the Municipality).

2) In the online check-in, guests are required to sign a lease agreement (Article 1 paragraph 4 Law 431/98) mandatory to stay in a tourist rental house.

3) Guests will have to pay to the Municipality of Massarosa the tourist tax, in compliance with municipal regulations.

4) You will be sent a regulation together with the house guide, you will have to respect it.

5) The house adopts check-in in attendance from 4 pm to 8:30 pm.
CHEK-IN HOURS from 4:00 pm to 7:00 pm; from 7:00 pm to 8:30 pm you pay late check-in 35€; no check-in after 8:30 pm.
For different arrangements on whether you can check-in before 4 pm at the villa, please write to us, if possible it will be earlier. Check-out by 10.00 am; late check-out by 12 noon only if possible and only on request is free of charge; late check-out after 12 noon is charged an additional afternoon stay fee of €100.00.

IMPORTANT RULES
▪ ALARM: Verysure brand, with motion detectors inside, interior, window and perimeter alarm.
▪ Cameras outside that will be disabled when the house is rented.
▪ Fireplaces and wood-burning oven: for safety reasons, it is prohibited to use them.
▪ Air conditioning: to be used sparingly, do not adjust with temperature too low, this may give malfunctions and problems to the cooling system.
▪ We remind kind Guests to respect the hours of silence by paying attention to the rules of good neighborliness.
▪ KEYS: Don't lose your keys, you may be charged a lock change fee;
▪ HEATING: Starting in November you can turn on the heating as the Tuscany Region has established (you cannot turn it on earlier).
▪ Do not leave dirty dishes, leave the dishwasher loaded and started at check-out so that dishes and glasses can be washed before you check out again; you may be charged extra cleaning
▪ There are no bins in the city; garbage collection is organized door-to-door. 
It is essential to sort materials as directed in the house. Failure to dispose and accumulation of trash will result in a penalty of 60.00€ to 150.00€ for landfill disposal. If you are unclear about collection we are always available for more info.

• Sleep peacefully with EASY RENT Europ Assistance insurance coverage requested and included in the booking price; you will be covered for any damage to the property caused accidentally during your stay. We will send you the policy a few days before arrival. If you do not wish to take out this insurance, you will be required to pay a deposit of €1,500.00 by bank transfer before arrival.
